February 2005: Actual Construction
Begins
The actual construction started February 2005 and in Shaa Allah the grand
opining will be early in 2006.
February 2004: Secondary
Phase has begun
The secondary phase of the Building Project has begun, and is expected
to be completed in 9 months.
October 2003: Work done on the
land
Clearing, grubbing, removal of unsuitable material, filling up and compacting
embankment has been completed.
September 20, 2003: Assalam Center
Ground Breaking Ceremony
We have started the work on the land. All of this would not have
been possible without the blessings and help of Allah and your continuous
support. We now need your help more than ever to achieve the final goal.
June 12, 2003: Assalam Center obtained
the Building Permit from the City of Boca Raton
We are very happy to inform you that by the grace of Allah, Assalam
Center has obtained the building permit from the city of Boca Raton.
August 2, 2002: Assalam Center meets
with Diversified Managed Investments, Inc.
To clear one of the last requirements by the City of Boca Raton,
Assalam Center, represented by Nazih Ibrahim, met with Brandee Graziano
from DMI. DMI represents the landlords of the apartment building across
the street from Assalam Center Site. The City is requiring that Assalam
Center get an easement to hook its sewer line to the one under the apartment
building property. A tentative plan was agreed to Ibrahim and Graziano.
Nazih will get back with DMI when the proper documentation is ready to
be signed. Assalam Center's legal council, Jeffery Bennett, has been trying
to get this documentation from the city.
July 23, 2002: Assalam Center meets with
City Planner
The City of Boca Raton has not been making the required progress
with Assalam Center project. This was found out when Assalam Center, through
our volunteer, Mohammad Ibrahim, made routine calls to the city to check
on the progress of the project. Immediately our Architect Aziz Ali requested
a meeting with the City Planner, Mr. Carman, to discuss this serious situation.
The meeting was also attended by Assalam Center Legal Council, M/S Bonnie
Muskel. Mr. Carman indicated that the lack of progress was an error from
the part of the City. He promissed to have the processes expedited. Aziz
Ali took with him a list of requirements that city had and will be submitting
in the next few days.
March 19, 2002: (PWRC) approved today
the Assalam Center Project
The Boca Raton Publics Works Review Committee (PWRC) approved today the
Assalam Center Project. This gets us one step closer to the obtaining
the final building permit. The architect, Aziz Ali, the attorney, Jeff
Bennett, and our volunteer Civil Engineer, Mohammad Ibrahim are working
towards obtaining an easement from the apartment building complex across
the street to hook our wastewater lines to theirs.
The PWRC approval is a major step towards the building permit. Unfortunately,
it is tied to certain conditions, one of them is to pay $9,765.90 to the
City of Boca Raton in Engineering Inspection fee and a letter of credit
in the amount of $15,387.00 to ensure timely and complete construction
of the off-pits improvements.
The Board of Directors is intensifying the fund raising efforts to raise
money to cover for these an other large expenses we will be facing us,
going forward.
February 12, 2002: Community Appearance
Board Approves Assalam Center Project
With a number of positive comments from some of the Board members and
with a unanimous vote, the Community Appearance Board of the City of Boca
Raton, approved our project. Assalam Center was represented at the meeting
by our Architect, Aziz Ali and by Dr. Imad Mahgoub. The Appearance Board
approved the last two outstanding permits: The main building and the garbage
container enclosure.
The Building Permit is still awaiting approvals from other City Committees.
We expect to get the rest of the approvals within the next few weeks,
In Shaa' Allah.
January 24, 2002: Assalam Center meets
with Boca Raton City Planner
The City of Boca Raton requested a meeting to discuss the Assalam Center
Project. The meeting was attended by Aziz Ali and Nazih Ibrahim. City
Planner, Mr. Carman, reviewed all the conditions the City of Boca Raton
had listed as part of the zoning approvals. Several details were discussed.
Carman was satisfied with progress of the project, so far. It was agreed
upon that the main deadlines have been met. It was also determined that
two additional easement will be needed for the City of Boca Raton. Our
attorney, Jeffery Bennett, will start working on them immediately.
January 22, 2002: Assalam Center goes
in front of Boca Raton Community Appearance Board
Assalam Center was a subject on the Community Appearance Board Meeting
Agenda today. Assalam Center was represented by our architect, Aziz Ali
and Nazih Ibrahim. The Board had a number of detailed comments that will
need to be addressed. Off of the four permits that our building permit
consists of, two were approved (the wall between Assalam Center and the
neighbors and the fountain). The building and the garbage container enclosure
were postponed. Aziz will work on the Board comments and re-introduce
the project to the Board in the next few weeks.
Some of the members of the Community Appearance Board could help express
how beautiful the design of the building was.
November 11, 2001: Assalam Center submits
for Building Permit to the City of Boca Raton
One month ahead of the deadline, Assalam Center submitted today, for building
permit. The application was submitted by Hummert Construction in the presence
of Mohammed Ibrahim, a member of Assalam Center who has volunteered to
overview parts of this project.
October 25, 2001: Assalam Center contracts
Hummert Construction of Lake Worth, FL to submit for a building permit
Assalam Center contracted Hummert Construction, a General Contractor
headquartered in Lake Worth, FL to prepare and submit for building permit
with the City of Boca Raton. This contract is for submitting the building
permit only with no strings attached. Assalam Center has not awarded yet,
any general contractor the project of building the Community Center.
October 17, 2001: The City of Boca Raton
Records the Unity of Title of the two Parcels of Lands now property of
Assalam Center
Alhamdu Lillah this was another historical day for Assalam Center.
The City of Boca Raton, officially abandoned the 0.29 Acre of land adjacent
to the two acres property of Assalam Center. With this, Assalam Center
has now a Unity of Title of both parcels. This is one of the conditions
that the City of Boca Raton had to issue the building permit.
Assalam Center paid $40,000 to the City of Boca Raton for the 0.29 Acre.
In addition, we placed $4,000 in escrow account to rebuild the public
walkway alongside the property.
There were many issues that had to be resolved to get the Unity of Title.
Most notably were the easement that had to be studied, legally described
and submitted to FPL, BellSouth and the City of Boca Raton. We would to
acknowledge here, the hard work that or attorney Geoffrey C. Bennett,
Esquire had to put into this. The re conflicts in the easement requirements
of each one of the parties involved and it was a challenge to bring a
meeting of the minds.
We are not out of the woods yet, there will be more easements required
in the near future, but we don't expect them to be as complicated.
July 11, 2000: The City of Boca Raton
approves conditional zoning for Assalam Center
With a split decision, the City of Boca Raton approved the conditional
zoning of Assalam Center project. With this the process of getting a building
permit gets underway. This is the culmination of an over a year of work
to comply with many details required by the city. Our architect, Aziz
Ali and our two attorneys had to work very hard to get this approval to
closure.
